It was very obvious. There has been a small drip in that room but I observed some condensation off of the drip pipe on the AC and I thought it was just that. Well my sewage decided to back up again but I capped it before it happened. When I capped it I noticed water still coming into the room at a little bit faster of rate. Stuck my hand at the bottom of the tank and felt condensation there. It was time anyway. It was the original one that came with the house before I even owned it which was in 99 when the house was built. Lucky it lasted that long.

Homeowners insurance doesn't cover appliances (which the water heater is).

Now, if that leaking water heater was a sudden, unexpected leak that flooded flooring and caused that to rot and caused damage half way up the walls? That repair most likely would be covered under the sudden leak part of the insurance policy. But it has to be a sudden leak. Policies by default don't cover long term slow leaks (unless you buy extra coverage).

(Don't ask me how I know all of this, 16 years managing rentals mostly single family homes, we've seen it all....lol...)

 

The one my parents has does.

 

Perhaps that's a home warranty?

Dunno but they have had lots of appliances replaced under it. They always just call it their homeowners insurance so it could just be them calling it the wrong thing. We just had the water heater replaced through it because it was broken.

 

And I'm sure some companies offer extended plans, but basic homeowner property insurance doesn't cover appliances.

You can buy home warranty plans from other companies, but I hate those and 90% of the time they end up costing a homeowner more. Just had an owner pay about $500 more for a new heater and a/c than they would have without the warranty. Sometimes they pay off, but it's a huge gamble.

Probably a home warranty. Good that they're getting use out of it!

I have one owner that pays $500 per year for it, has for like 10 years (so 5 grand) and gotten a dishwasher replaced. I keep trying to talk her out of paying for it as that 5 grand would replace most anything else.
