1. get a 10 year immediate fixed annuity that you pay for lump sum upfront.
2. keep setting aside money as you can to repeat that. combine it with the annuity payments you are getting.
3. get another 10 year immediate fixed annuity that you pay for lump sum upfront. But this time, make the lump sum premium higher because you have tacked on the annuity payments you are already getting from the first annuity.
4. repeat steps 1, 2, and 3 many times until your annuity income is about what you think your mortgage payment, mortgage insurance, and any HOA fee would be.
5. purchase a home that is for sale by owner. check for liens on the property first. offer to do a 1031 exchange. try to save at least 10% on what you think the house should cost by doing these 2 things.
6. pay your mortgage with the annuity income. your job income goes to everything else.

edit: I forgot the IRS charges a 10% penalty on annuity payments before age 59-1/2. so nobody do this.
