In all reality - a total stock market index fund will almost certainly exceed what the mortgage interest rate would be (in the 4-5% range on average right now) over 30 years. I think it really depends on the individual basis though. Putting a higher down payment can save you a lot of closing cost fees, get a better interest rate, avoid private mortgage insurance, guarantee saving on interest, allow you to get a smaller insurance policy, etc... Also unless your investments is put in tax-free accounts like an ira or a 401k - there's also taxes.

But there's also benefits of the lower down payment. - the gamble that your investments will exceed the interest saved, having more money saved for emergencies, etc...

For me, putting a higher down payment seemed right for me.

One thing is for certain though - you should always put at least 20% down to avoid PMI. And for things like car loans at crazy low interest like the 0.9% interest my girlfriend got - it's better to put a small down payment.
