Tenant: "Can I avoid a late fee if I'm only going to be one day late?"
Me: "Technically, since it's already the 3rd of the month, you're two days late at the moment."
Tenant: "No, I mean for the grace period. If I pay on the 7th can I avoid a late fee since the grace period ends on the 6th of the month this month and I'm only a day late."
Me: "You'd be six days late then. The rent is due on the first. We give you a grace period to help avoid late fees, but the 7th is too late and you'll be charged a fee."
Tenant: "you guys suck."

And THIS is why I turn people into collections when they move out owing me money.

Me too! I also hated it when you had to call Certigy for check approval. Most of the time it turned out to be a bad check and you just knew the customer knew it was bad but they still insisted on wasting your time. I don't miss retail at all.

Because legislators have decided that it's not enough that we give them a grace period in case the first falls on a weekend or holiday, now we have to give them a grace period for the grace period in case the end of the grace period falls on a weekend or holiday.

Because of this, we're one of the very few (maybe only) management company who gives a 5 day grace period. Most only give 3 days so if the third is on a Saturday of a 3 day weekend, they can only get until the 6th. If our 5th is on the Saturday of a 3 day weekend, they get until the 8th with no late fee.

 

I TRULY try not to be. I don't like to take out on a good tenant what a bad tenant has done to me.

But, we do have some pretty inflexible rules because of assholes who have ruined it for good people. I don't like that, but I can't pick and choose who I apply rules to just cuz I like someone. I'll get my ass handed to me in court for discrimination (seriously, I could lose my license and then I'd have no job...)
