50% of the time when I send someone out for tenant repairs they're tenant caused.

Then I have to talk the owner into not charging the tenant for the call if it's a first time thing (I try to be nice!)

Tenants are always defensive. Now that I read your post I realize it's probably more due to embarrassment vs. being a dick to me. Next time this happens I'll start the conversation with, "So, I've totally done this myself! The reason there was an issue..." even if I haven't done the same thing. Just to be nicer to them and hopefully reduce how often they respond in a mean way.
