This is week 3 I think for us.

 

I hope all of you are driven insane so I may loot your homes of TP & baby wipes. That dream is what is keeping my mental together atm

 

We aren't evicting, and have no plans to, as long as a tenant makes progress in paying what they owe.

But if they just pay nothing with all the money they can apply for/will be getting in the mail? yeah, when the moratorium is over, we will evict.

One thing makes me mad. We have an eviction in progress for people that just stopped paying rent in January. Has nothing to do with the virus, but now they get to live there through May for free. So now that's five months no rent for that owner. (Evictions take forever, it was in progress, we filed for it in February, but they've been halted).

 

Scratch that only a week for shelter at home. But we are on week 3 since schools have been closed.

I actually read a thing that in California if you don't pay rent and you want to be a real asshat about it you can literally drag an eviction out so long that you can get about 18 months of not paying anything. Apparently shit takes forever there in that regard.

 

I mean it has been STRONGLY encouraged across the state for awhile now guess this just means state and local police can enforce it now

 

I'm envisioning a walking dead scenario where you've all been driven mad with fever and are now rambling about in the woods, not of sound mental faculty guarding your ill-gotten hoard of Charmin Ultra.

I called as soon as it happened and she went, "Oh yeah, I forgot to give you guys that stuff or tell you." and then she wanted me to pay the fine, so I went and talked to the HOA and got it knocked down to a warning. She owns multiple houses in this neighborhood only, and she's an ok landlord cause she lives out of state and stays out of my hair, but also when the pipes burst, she argues about having to pay for them to get fixed on a holiday even as my kitchen is flooding...and I had called for months about the leaking for her to dismiss me. Hvac is janky and she still hasn't had that fixed. dishwasher broke when the pipes burst in december? Still won't fix it. Floors got all warped after the pipes burst? Never gonna get fixed. Oven thermostat went and she told me, "How much are you using the oven that it broke?" it was normal wear and tear and I had to replace it myself because it was never gonna get fixed otherwise.

It's whatever. I've dealt with worse, but I've definitely had much better.

 

I plan to live this out like Bert from tremors.

 

Not 18 months. I can't actually think of a way that could happen. 4-5 months sure. Max. Mostly they're 6-10 weeks.
There are only so many ways a tenant can file to delay an eviction, and I have never seen one go past 5 months in the 17 years I've been doing this, or even heard of that really. But by the time an eviction starts, a landlord has generally not received rent or minimum a month already.

Damn the company I rent from will come out and fix stuff right away, however they'll charge you if you call over something stupid.

 

I'll trade you a roll of TP for a TP badge though.

 

Agreed. My first house is in Bella Vista (POA) and I've never seen a couch on a porch in that area. I don't think I ever saw a mobile home either but there are multiple $500k+ homes overlooking shitty lakes.

 

Can't fix bad landlords. They're out there. Just like in any profession.

But no one brags about how great their landlord is.
