    Only if serious and ready to commit. Pre-approvals require hard credit inquiry, which lowers your credit score for the next 5 (I think) years. Until then, online calculators are fine to get an idea of how much you could get. If every calculator says $30k, while it's not the actual value you may get, it's still a good indicator to not look at houses that'll require an $80k loan.

    Hard inquiries stay on your credit report for 2 years, but only affect your score for the first year.

    I guess it varies. I had hard inquiries in 2016, 2015, and two in 2010 and they are all still showing on my detailed report. I doubt they currently affect my score, but I can still see them. :dunno:

    So - they'll show on your report but they won't affect your score after two years.

    Also, it doesn't lower your score by much - perhaps five points. It is much more important to keep in mind the number of inquiries, because too many inquiries shows you are shopping around for credit in various areas. So if you're planning on buying a house, avoid opening a new credit card and applying for a car loan in the next few months.

    I can see a simulation on mine and an inquiry is 3points. It's negligible, but it's dumb to reduce your score for no reason as it takes years of "loading/paying" your credit to get it to go up.

    to expand on that,
    when you get a mortgage - you also need to provide documentation that every single one of your credit cards is paid off, every single one of your loans is not past due. So avoid getting a new CC or car loan or whatever just for the sake of less fucking paperwork on the already mountain of paperwork you'll have to deal with.

    first inquiry is 3pts. Second brings it to 7pts (total). Third-fourth-fifth 13pts (doesn't change between). Then 6-10 goes to 28pts and don't move.

    Not worth worrying about a few points on a credit score.

    The difference between like a 750 and an 810 is jack squat. You're getting the same rate

    also Idk what I'm talking about. Just making assumptions. With interest rates as low as they are right now. There's not much room for them to work with by increasing/decreasing your rates anyway
