    It's the depreciation that gets me.

    We now have to depreciate expenses over, I think, $250. Can't take them as a direct expense write off. If I buy a window a/c for one of my units, have to depreciate that over 5 years.

    And plumbing expenses? Unless you can prove it was, say, a leak...gotta depreciate. Every year more and more changes, so I just let the CPA figure it out.

    (That doesn't even include the depreciation on the structure, which would have to be recaptured if I ever sold...ay ai ai. Headache.)

    Yup. Thats what she was telling me. I am completely fine with the depreciation route though. When it comes time to get another home, your mortgage company adds the depreciation back in as a positive from your net losses, so it works well into your favor. I find whatever I can to depreciate for this very reason alone. Supplies, repairs, Other, will negatively impact you come calculation time on the mortgage side. Depreciation is your friend and its best to have a CPA figure it out this time around. So much has changed for me, that I am glad i made the switch this year.

    Based on what I owe, I think the tax on turking is 2:1...so don't do that anymore. Turkers are here to make up for the taxes old Jeff didn't pay.

    I'm not sure it's my friend for repairs though... I mean, if a faucet breaks I would prefer to just take that as an expense vs. depreciate it. A tenant needs a new window a/c this summer, and I'm going to have to depreciate that? Drives me nuts. Let me write off the $300 please!!!

    However, I can write off the painting I did so...wtf?

    I won't be buying another rental so...I have one duplex, that's enough for me, lol!!
