We charge only if it's their fault. Like, the garbage disposal is jammed because theyt ried ot use it with a spoon in there. Or the toilet won't flush because it's clogged with poop, or their kids broke the sliding glass door by hitting a ball into it.

Otherwise, tenant doesn't pay for a repair.

 

Yea thats basically how ours is, so I've never been charged as it's not my fault the hose in the kitchen faucet exploded or the capacitor in my AC went out lol.

Oh well, I just deal with it, our last landlord was up our butts constantly. Kept "stopping by," and it was driving me nuts. I'll take the out state lady who keeps to herself as long as the rent is paid haha.

I am aware many landlords don't (as was just written here). Just saying we do, we aren't the shitty landlords who try and scam tenants. I have to live with myself and I'm scrupulously ethical in how I deal with my tenants.
