I put like 50k down or so? Although it wasn't required to put down that much. I chose to.

Check with your state for first time homebuyer down payment assistance and grants and what not if you need it.

You really should try to put down at last 20% - that way you can avoid private mortgage insurance. Otherwise PMI is mandatory.

Also IDK what I'm talking about, so don't take anything I just said as fact.

 

yeah the mortgage calculator I'm using on a website - it says I would need a down payment of $130,000 on a $160,000 condo. because of my income being low. so all I need to do is get an 82% down payment. other than that I'm good with everything else.

 

Being a turker has nothing to do with how much down payment you need though.

Being a turker has everything to do with the loan officers ability to verify your income and take you seriously. Good luck explaining mturk though. It wasn't fun.

So basically the calculator is concluding that you'll only get approved for a 30k loan. Well, it's using whatever metric to determine what you can afford based on your income, for example 1/3 of your monthly income to go toward mortgage is a common one.

Actual mortgage companies have their own metrics they follow. So you could always try to get a pre-approval for more, but you may be wasting your time. May need to up your income a bit first, or look for something cheaper than 160k.

 

@turker I don't know where you live but you may want to look into USDA and FHA loans too. They're generally more lenient in regards to credit and debt but there are income and location (USDA) restrictions.
