    Yeah, it's normally like a 17 day inspection period I think? Our agents already have it set to be 21 lol, cause the neighborhood we live in isn't HOA, but it does have ordinances...none of which it looks like this guy followed when he was rennovating the house and yard. He "knows a guy," in the permit office who told him he could totally build a retaining wall that isn't to county code...and said guy no longer works there, so we have to file to be grandfathered in cause...we didn't start this mess. Otherwise, we have to fix it or we can never do any work on the yard (which...hah, that's half the reason we are buying an acre in an expensive part of town...so we can do more stuff with the yard).

    The neighbor thing is gonna be them being told very politely they can longer use that land they have a garden on. In California, they can't just claim land by using it, they would have to pay the taxes for that land, soooo they are SOL. And it strongly looks like they are on the lot they aren't paying tax on, so they would have to buy part of the land back or have an easement. Neither of us is willing to give up flat land (and thats literally why they've been using it, cause it's a hilly area and flat space is hard to come by without a lot of landscaping) and I'm 100% not willing to risk the liability of having my dogs knock a Grinch over, having her trip in a hole they make, having her yell at my dogs for digging up her garden, etc. Our homeowners insurance was like, "LOL NO. DO NOT LET THEM USE THAT LAND...unless you wanna get sued one day when some idiot breaks their hip getting body checked by your yard protective dog."

    @MrTrentSD they know exactly what they are doing and bullied the current owners. I'm clearly not gonna take that shit.

    I have a lawyer friend who works with HUD who's always said to get title insurance when buying a house just in case and given the cluster that this is looking like, you might want to look into it :emoji_wink:

    Luckily, he definitely owns the home and the land and there is no existing mortgage cause they bought it when it was a POS and in 2012, when everything was much cheaper. They just didn’t think ahead at all and spend like shit. They have a brand new RV they take long trips on and both retired like 15 years early and can’t afford the property tax now or even the bills and ...it’s not a big house. The living portion of the house is like 1260 sq ft?

    But yeah, it’s a huge cluster and I’m 99% sure our mortgage policy required title insurance regardless? I’ll have to double check.
