    Most are shitty. Old Republic is half decent. American Home Shield is the worst.

    But. Just had a heater that needed replacing through them. It was a split system. All Old Republic would replace was the actual heater portion, nothing else, and owner still had to pay an additional $1700 for everything "not covered."

    Come summer, home warranty has expired (owner didn't renew). Air conditioner needs to be replaced. Because the system is now mismatched and both parts weren't replaced at once, owner has to pony up another $1500 above replacing the actual a/c to get all the parts/labor to remove new heater to get behind it for the a/c parts/and other things that could and should have been done when heater was replaced.

    Basically, after premium, saved no money.

    Every once in a while they pay for themselves but after dealing with them for 16 years in all types of houses 85-90% of the time they don't. If you can budget and just save the premiums every year, you'll come out ahead financially.

    It's not like health or auto insurance where you could be on the hook for tens of thousands of medical costs.
